Turning New Home Dreams Into New Home Plans
A complete set of Residential Architectural working drawings consists of:
a) Detailed front elevation
b) Detailed foundation plan: concrete slab, crawl space or basement-finished or unfinished
c) Detailed floor plans: first floor, second floor, finished lower level, etc.
d) Left, right and rear elevations
e) Roof plan/ view
f) Detailed wall section
The rate for the above working drawing set shall be charged at the standard rate of $0.50* per square foot of finished, heated space. There will be no charge for standard garage areas or unfinished basement areas. However, when a special structure (e.g., additional garage area, workshop or finished, heated basement area) is added, one-half the standard rate shall be charged for the additional design work, or $0.25* per square foot.
For example, if a home plan consists of 2,000 square feet of finished, heated space, the charge for the set of drawings, as described above, would be $1000.00*. However, if this home featured a partially finished basement consisting of 1,000 square feet of finished, heated space, the additional charge would be $250.00* for a total of $1250.00*. In addition, covered decks, covered porches (screened, etc.) sunrooms and non-standard garage spaces will be charged at one-half the standard rate, or $0.25* per square foot. Patios, standard decks, uncovered porches and patios will not be included as square footage, therefore, they will be included at no charge.
*Builders and prospective Homeowners who are referred by Builders are eligible for a twenty percent discount off these fees.
The fee for my service, as outlined above, is my total fee. This fee is not for a "basic" set of plans. It is what a complete and comprehensive set of computer-aided designed plans will cost you. You will have a complete set of home plans custom designed for you and your family for less cost than a stock home plan set from most web sites or home plan magazines.
Please note the minimum fee for a complete set of plans is based on a 1,500 square foot plan or $750.00*.
Please note that preliminary plans that do not become finished Architectural Drawings shall be charged for at a rate of 25-75% of the total fee depending upon the level of work completed.
Please note that excessive preliminary design work or changes to the 1/4" scale Architectural drawings after completion or near completion may result in additional charges at a rate of $60.00* per hour.

Your complete set of plans for your new custom home will include the following:
Foundation/Lower Level Plan: This will include dimensions and details for the foundation walls along with footer size and location, support walls, beams and columns and, if applicable, windows and doors.
First and Second Floor Plans: These will include dimensions and details for room and wall locations, Kitchen and bath cabinetry and fixtures, windows, doors and special ceiling treatments, etc.
Front Elevation: This will show how the front of your new home will appear with window, door and roof details along with detailed exterior veneers (brick, siding, stucco, etc.).
Left and Right Side and Rear Elevations: These will show how the remaining views will appear with window, door and roof details along with detailed exterior veneers (brick, siding, stucco, etc.).
Roof Plan/View: This will show a bird's eye view of your new home showing the location of ridges, valleys and other details including the locations of chimneys and skylights (if applicable).
Wall Section: This will show a typical cross section of an exterior wall from the foundation footer to the shingles and will show all construction details including foundation wall width, wall stud, floor, ceiling and roof joist sizes and spacing, ceiling heights, insulation specifications, etc.
I can make the process of turning your new home dreams into new home plans as painless as possible. If you reside in the counties of Jefferson, Bullitt or Oldham in Kentucky or the counties of Clark, Floyd or Scott in Indiana, I will begin the process of designing your new home by meeting with you in person. For those of you residing elsewhere, I will begin the process of designing your new home by having you mail, e-mail, or fax me your plan ideas, sketches, etc., or we can discuss your ideas over the phone and start the design from scratch. The next step will involve the creation of preliminary plans based on your information for your review. I will then make changes and revisions to the preliminary plans based on your suggestions. We will continue this process until we reach a point where you are completely satisfied with the preliminary plans. At that time, I will create the final set of Architectural plans based on those approved preliminaries. Once the final plans are completed, a copy will be e-mailed or faxed to you for review and approval. I will help in any way I can along the way to provide you with expert advice concerning design ideas. I will help you achieve your goal of creating your family's dream home.
